"Is REIT strategies, you know, real estate strategy a great long short equity strategy? Can you really extract a lot of value? It's very hard. You have to be very good, and there are a couple guys who are very good at that. It's but biotech and technology, it's a huge wide open, you know, expanse, and the ability to put up big returns is really good. And, and so I think it's in it depends. I hate to say that because it always does. But if somebody has a massive bull market in their area and they're running with a 40 net and they put up a big loan only like number, that's great. If they add alpha, quote, unquote, on the short side, yet they they have a negative year, I mean, I that's valuable in another market."
